At Appealing Properties we want to ensure you and your prospective tenants experience a high level of service at all times. So not only do we offer flexible viewings and valuations including evenings, we also offer you an innovative price structure. There are the 'usual' variations in service for example the 'tenant find service' and the 'Fully Managed Service'. However each of these services can be tailored to meet your exact requirements allowing you to be as involved in the process as you would like. All of our landlords; new or existing, can expect to receive the same high level of service. We offer four main services to you as a landlord in York and surrounding areas for full property lets:-

LET ONLY SERVICE

This briefly entails:-

• Advertising your property
• ‘Rightmove website and other property portals’ advertising
• ‘Appealing Properties’ website advertising
• A 'To Let Board' if required
• Carrying out viewings seven days a week and evenings too
• We will obtain references to asses suitability of tenants
• Prepare an inventory including photos for unfurnished properties or arrange for an external inventory clerk if furnished or if you'd just prefer it (additional charge for external firm).
• Draw up the tenancy agreement.
• Register the tenants deposit with the DPS
• We will arrange for the tenant to take up occupancy
• The rest is over to you.
• We charge £525 +VAT / £630 inc VAT for this service and fees are only charged when we have found a suitable tenant for you.

RENT COLLECTION SERVICE

The second level of service:-

• This entails the same as the ‘Let Only’ service above... plus
• Collection of rent from tenants
• Monthly statements
• Annual statement of accounts if required
• We charge £450 + VAT/£540 incl VAT set up fee and 7% of monthly rent (+ VAT) / 8.4 % (incl VAT) per month

FULLY MANAGED SERVICE

• The third level of service:-
• This entails both the ‘Let Only’ and ‘Rent Collection’ services... plus
• 24 Hour maintenance line for tenants
• Property inspections
• Arranging for renewal of relevant certificates
• Check out at the end of the tenancy
• Basically we will act in your best interests to manage your property whilst tenanted.
• We charge a set up fee of £425 + VAT/£510 inc VAT and then a monthly management fee of 10% +VAT/12%inc VAT

ROOM LETTING SERVICE

We also offer a room letting service for Houses of Multiple Occupancy for this we charge a tenant finding fee of £325 + VAT/ £390 inc VAT to find each tenant, reference them, draw up the tenancy agreement and register the deposit with the DPS.  We can offer a management service, if required, for 10% +VAT/12% inc VAT of the monthly rent per month. An inventory can be carried out at a charge of £50+VAT/£60 inc VAT per room if required.

RENEWAL FEES

We charge £50 +VAT/£60 incl VAT to renew all tenancies at the expiration of the existing tenancy.
